As a real estate appraiser I am aware that it can be common practice to base valuation of the marital home upon the assessment noted on a property tax card. Since the tax card assessment is for taxation purposes and is not necessarily indicative of a property's current market value, this practice can result in overvalued or undervalued properties. Since only a real estate appraiser can provide definitive evidence of market value and is qualified to provide court testimony on your clients' behalf, it is imperative that attorneys obtain the services of a qualified real estate appraiser when valuation of the marital home is required.
